Counties
8The City and County of Denver covers the central urban core - dense neighborhoods of historic bungalows, mid-century blocks, contemporary infill, and a tight downtown condominium market. Inventory ranges from value entry points to ultra-luxury estates inside Cherry Creek and the Country Club area.
Arapahoe County stretches from the southeast Denver suburbs east across the plains. The county anchors the metro area's ultra-luxury tier in Cherry Hills Village and Greenwood Village while also covering large mid-market suburbs including Centennial and Aurora.
Jefferson County covers the western edge of the metro and the front-range foothills. Inventory ranges from established mid-century suburbs in Lakewood and Wheat Ridge to historic Golden, the foothills communities along 285, and the I-70 corridor west of the metro.
Douglas County runs from the southern edge of the metro down toward the Palmer Divide. It covers master-planned communities including Highlands Ranch, Lone Tree, and Castle Pines, plus the historic core of Castle Rock and the eastern reaches around Parker.
Boulder County combines the City of Boulder, the surrounding mid-luxury neighborhoods, and Longmont to the east. Open-space access, strict growth controls, and a constrained inventory profile have pushed Boulder pricing to among the highest in the region.
Adams County covers the north-metro suburbs from Westminster east through Thornton, Northglenn, Commerce City, and Brighton. The county is one of the broadest value-and-mid-market segments in the region, with newer subdivision inventory and significant infill activity.
Broomfield is the smallest and newest of Colorado's counties (consolidated 2001) and covers the city of Broomfield - a mid-luxury suburban market positioned between Denver and Boulder along the US-36 corridor.
Clear Creek County runs west along I-70 from Idaho Springs through Georgetown and the small mining-era towns of Empire, Dumont, and Lawson. Inventory is dominated by historic homes and mountain residences with strong ski-corridor commute access.
Regions
5The North Metro region runs from Westminster and Broomfield east through Thornton, Northglenn, Commerce City, and Brighton. Inventory skews toward newer subdivisions, established mid-century suburbs, and price points that anchor the value-to-mid-luxury bands of the region.
The South Metro region covers the high-end and master-planned suburbs south of Denver - Cherry Hills Village, Greenwood Village, Centennial, Highlands Ranch, Lone Tree, Castle Pines, Castle Rock, Parker, and Littleton. The corridor includes the metro's strongest concentration of ultra-luxury, luxury, and newer-build mid-luxury inventory.
The East Metro region runs from Aurora east into the broader plains. Inventory is anchored by Aurora's deep, geographically wide market and a mix of newer subdivision and value-tier housing.
The West Metro region covers Lakewood, Wheat Ridge, Edgewater, Arvada, and Golden - the western edge of the metro before the foothills begin. Inventory ranges from established mid-century suburbs to historic Golden and architecturally significant infill.
The Foothills region covers the front-range communities west of the metro - Evergreen, Conifer, Morrison, Indian Hills, Kittredge, the Homestead area, Aspen Park, and the broader mountain-adjacent inventory. Buyers trade urban density for acreage, view properties, and direct front-range access while keeping a working commute window into the metro.
Corridors
2The I-70 corridor runs west of the metro through Idaho Springs, Georgetown, and the small mining-era towns of Empire, Dumont, and Lawson, with the St. Mary's Glacier area sitting just off the corridor. Inventory is predominantly historic single-family and mountain residences with direct ski-corridor access.
The 285 corridor runs southwest from the metro through Morrison, Indian Hills, Kittredge, the Conifer area, the Homestead area, and Aspen Park. Inventory is dominated by mountain single-family homes, custom view properties, and acreage parcels with a working commute into the southwest metro.
