Evidence for the next seller decision
REcolorado / InfoSparks county aggregates, extracted September 22, 2026. The six-county research area includes Adams, Arapahoe, Broomfield, Denver, Douglas and Jefferson; Boulder is separate. These all-residential figures provide context, not a property valuation or a luxury-only sample.
Shorter marketing times, fewer contracts
Five counties recorded both patterns in August 2026.
Read months of supply with its denominator
The August increase was driven mainly by a slower trailing contract pace.
Plan from a calendar, not one best month
Contracts peaked before new listings in each completed year reviewed.

Your first sale deserves a clear plan, at any age
NAR’s national presentation found 17% of younger Baby Boomer sellers were first-time sellers. Our report connects that finding with September 2026 seven-county selling conditions and a practical proceeds-and-moving checklist.
Read the source-qualified researchPrepare the evidence behind a listing decision
Choose the seller guide for your property's location, then make a separate list of its condition, improvements, ownership documents and timing constraints. A neighborhood median is context. A pricing decision needs comparable properties, their transaction dates and the differences a buyer will notice when choosing among current alternatives.
Consider preparation and timing together. Which repairs or presentation changes are necessary, which are optional, and which require a contractor or other specialist to evaluate? Gather the records you already have and identify unanswered questions before setting a launch date. Review the marketing plan, showing arrangements and how you will assess feedback with your agent.
The guides help frame that discussion without promising a sale price or a particular time on market. A useful next step is to compare a proposed price with the evidence behind it, understand the assumptions in estimated proceeds and agree how the plan will be revisited if market conditions or your priorities change.
