Hilltop Seller Plan: Testing a Property-Specific Price Position

Use the area comparison to form better questions about a specific property, not to substitute for its comparable evidence.

Use the report as a discussion starter

The supporting report compares dated provider aggregates for Single Family Residence within Hilltop* user-defined polygon in InfoSparks, provider-stated 0.9 square miles; All Price Ranges. The user-defined area is not an official municipal boundary, and the provider’s Single Family Residence label does not establish a detached-only group. The comparison does not decide what a specific property should be listed for or how an offer should be evaluated.

The reported 31-to-22-day change describes the closed cohort in each rolling window. Alongside the 97.8%-to-97.1% final-list ratio change, it does not mean a current asking price will be accepted. Ask the listing agent to review the price position and comparable set separately from offer terms, inspection requests, financing and any credits requested in a specific negotiation.

Build the comparable set around the property

Ask the listing agent to explain the homes included and excluded, with attention to lot, condition, renovation level, architecture and the buyer segment each property serves.

Test the launch position

Discuss the proposed price range, the evidence behind it and what feedback will be reviewed after launch. An area-level median cannot decide a property’s price position.

Define the negotiation record

Agree on how offers, inspection terms, financing, timing and any requested credits will be evaluated. The published final-list ratio does not measure original-list reductions or concessions.

Questions to ask when interviewing a listing agent

  • Which properties form the closest comparison, and why were others excluded?
  • How will the property’s condition, improvements, building or lot change the pricing and launch plan?
  • What will be reported after launch, and how will terms beyond price be compared?
  • What services, responsibilities and terms will be confirmed in writing for this property?

The report’s final-list ratio is not a promise about a seller’s proceeds, original-list discount, concessions or negotiation outcome. Those questions require the actual property, market evidence and offer terms.
