The comparison
The source is REcolorado’s September 2026 Market Watch, printed page 6, “Activity by Price Range.” The geography includes 11 Greater Denver Metro counties. These are reported price bands, not a separate study of Cherry Creek, Hilltop, Belcaro, luxury condos or architect-designed homes.
| Reported price range | Median Days in MLS |
|---|---|
| $1–$2 million | 22 days |
| Over $2 million | 32 days |
Calculation: 32 − 22 = 10 days. This comparison uses the two published medians; it does not combine them into a new median. Download the two-row calculation table.
How to use this when interviewing a listing agent
A metro figure is a starting question. Ask the agent to assemble the closest relevant properties, explain what was excluded, and show how architecture, condition, lot, building and price position affect that comparison. A nearby sale can still be a poor comparable if it serves a different buyer.
For a Cherry Creek condo, request a building-specific discussion and identify which association documents, financing questions and specialist reviews are needed. For a Hilltop or Belcaro house, ask how the particular lot and improvements affect the comparable set. For a mid-century home, ask how original architecture and later changes will be documented and presented. Those questions require property-level evidence that this report does not supply.
Before choosing a list price, separate the recommended launch position from the plan for responding to market feedback. Agree on what will be reviewed, who will communicate it, and when you will discuss changes. A promise to sell within the reported median does not answer those questions.
Rick’s listing process
Rick Janson is a Compass associate broker with a JD/MBA and a published Denver listing program covering preparation, photography, 3D tours, distribution and seller communication. The listing consultation is where the proposed services, pricing evidence, responsibilities and written terms are confirmed for your property.
If you are coordinating a purchase and sale, discuss both timelines together. A reported median is not a financing approval or a safe basis for committing to a purchase deadline. Rick’s Buy Before You Sell conversation is subject to the option’s actual availability, lender review and terms.
Source and limits
REcolorado, September 2026 Denver Metro Market Watch, released October 7, 2026; accessed October 17, 2026. Coverage: Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties. The price-band chart does not provide a sample count for each reported median or a property-level dataset.
This is a source-based brief with an original subtraction, not a new MLS export study. The figures do not identify an agent’s results, predict a sale, establish a neighborhood median, measure private inventory or show that any marketing tactic caused a shorter timeline. Price bands can contain different property mixes; the comparison does not control for those differences. “Days in MLS” retains the provider’s label and is not presented as elapsed time from hiring an agent through closing.
