Could Sharing a Denver-Area Home Make the Household Budget Work Better?
What does this mean for my decision?
Shared contributions can reduce each contributor’s share of a payment, but the plan needs to work if a contribution changes. NAR reports multigenerational purchases among 19% of Gen X buyers versus 14% of all buyers nationally. The useful local decision combines a durable budget with a layout the household can actually use.

How can I use these findings?
Identify occupants, owners and payment contributors separately. Set the features needed for privacy, mobility and shared daily use, then compare actual layouts. Test the full ownership budget with fewer contributors and with higher repair or care costs. Dividing a mortgage payment evenly is only a starting illustration: a workable arrangement also needs clarity about responsibility and what happens if someone leaves. Verify the details of the property and obtain appropriate advice on financing and ownership before relying on shared-payment savings.
How much more common was the purchase within Gen X?
Our original relative comparison is 19/14−1=35.7%. It describes a larger share within the national Gen X buyer group. It does not mean Gen X supplies 35.7% of all multigenerational purchases, because that requires cohort weights and counts.
The 2026 release gives 14% overall, compared with 17% in the preceding report. Using the older 17% figure as today’s finding would reverse the interpretation of the recent overall change.

How far can a payment be spread arithmetically?
At the September Denver/Jefferson median benchmark of$700,000,20% down and the assumed loan produce about$3,540 monthly P&I. An equal two-adult contribution is about$1,770; three adults would contribute about$1,180 each.
These divisions are not legal or underwriting arrangements. Occupants may have unequal incomes, contribute nothing, or depend on another household member. Shared occupancy does not establish shared ownership or reduced individual liability.

What property questions remain?
A workable multigenerational home needs a layout and living arrangement suited to the people involved. This dataset has no measure of accessibility, independent living spaces, permitted occupancy or the legality of a separate dwelling unit.
