How Much Equity Could Mortgage Payments Build in Ten Years?
What does this mean for my decision?
Scheduled principal repayment builds equity by reducing debt, but only part of each payment does that. A hypothetical $400,000, 30-year loan at 6.5% repays about $60,895 of principal in ten years. A Denver investor should track that paydown separately from operating cash flow and changes in property value.

How can I use these findings?
Use the actual loan schedule to identify principal repayment, then evaluate rent, vacancy, maintenance, taxes, insurance and other expenses separately. Check whether the property requires cash from you even while its debt falls. Finally compare the expected holding period and sale expenses without requiring a future price gain. The ten-year example explains the mechanism; your loan terms, operating inputs and eventual property value determine the investment result.
How does the interest rate change early principal repayment?
The original amortization comparison holds principal, term and elapsed time constant. A higher rate changes both the payment and the fraction directed to principal early in the loan. Ten years of total payments must not be counted as ten years of accumulated equity.
The model assumes every scheduled payment is made and no extra payment or refinance occurs. It describes the loan, not the total return from owning a property.

How does this connect with the NAR tenure finding?
NAR’s profile release reports a median 11 years in the home before sale. That is a tenure statistic, not a mortgage age or a loan-paydown measure: owners may have different debt, refinanced, paid cash or made extra payments.
The 10-year scenario is a separate analytical window motivated by the longer-tenure discussion. It is not a calculation of the equity held by the national median seller.

Where do Denver prices enter?
A$400,000 loan matches 80% of the September Adams median price only as an illustrative benchmark. Other county median-price loans scale the dollar amounts upward in proportion to principal, while the percentage repaid at a given rate and term remains unchanged.
The model assumes no appreciation. Actual equity also depends on the initial down payment, property value and outstanding liens, while net sale proceeds include expenses. A statewide historical index increase cannot be applied as a guaranteed future property return.
