Month-end active listings across the six-county research area increased from 6,741 in August 2023 to 12,686 in August 2026, an 88.2% rise. Yet the August 2026 total was 0.1% below August 2025. Both facts are true because they answer different questions. The three-year comparison shows a much larger selection than the limited 2023 snapshot; the one-year comparison shows that the latest August total was essentially flat.
Why should a returning buyer revisit old search assumptions?
A buyer who paused in 2023 may find more options today, but not necessarily in the exact neighborhood, price band or property type that matters. The all-residential county counts cannot show whether suitable ranch homes, downtown condominiums or architecturally significant properties increased at the same rate. Jefferson County had the largest percentage increase from August 2023, at 119.0%, while Denver County added the largest number of listings, 1,559. How should buyers compare today with last year?
Use the current qualified inventory first, then compare it with the same property definition from a relevant prior period. The six-county total was nearly flat year over year because a decline of 113 listings in Arapahoe offset small gains elsewhere. That arithmetic is useful context, but buyers should still inspect current competition, days on market, condition and price changes for the homes they would actually purchase.
