Denver Price Headlines Disagree: Which Measure Fits Your Decision?

Median sale price and median price per square foot moved in opposite directions in half of the six core counties, so one headline cannot describe every buyer or seller decision.

Where did the two price measures disagree?

In August 2026, Arapahoe and Douglas counties had higher median sale prices but lower median prices per finished square foot than a year earlier. Denver County had the reverse: its median sale price declined while median price per square foot increased. Across January through August, opposite directions appeared in 23 of 48 core county-month comparisons. These are aggregate observations, not shares of individual homes.

Why can both measures be accurate?

Median sale price describes the middle dollar amount among recorded sales. Median price per square foot expresses a different middle price measure relative to finished area. A month's mix of locations, property types, sizes, ages and conditions can change either statistic. The exports do not follow the same properties over time, so neither measure alone proves appreciation or depreciation for a specific home.

Can the two medians be divided to estimate home size?

No. The median sale price and median price per square foot can come from different positions in different eligible distributions. Dividing one median by the other does not reconstruct the county's median home size. That shortcut would create a number the source did not publish and the records do not support. Use actual comparable properties when size is central to the decision.

How should a reader handle a conflicting headline?

Ask which measure matches the decision. A budget question may begin with sale prices; a comparison among physically similar homes may use price per square foot as one input, with major adjustments for location, condition and design. Then inspect the underlying closing count and property mix. Broad county figures provide orientation, not a luxury, neighborhood or property-level valuation.
