How Many Showings Should a Denver Seller Expect Before an Offer?

What did the showing metric report?

For August 2026, the source-reported median scheduled showings to pending ranged from 10 to 12 across the six core counties. Arapahoe, Denver and Douglas reported 10; Adams and Jefferson reported 11; Broomfield reported 12. Four county medians were lower than a year earlier. These values describe a defined eligible subset and are not promises for an individual listing.

Which listings are excluded from the median?

The metric is limited to ShowingTime-enabled listings that recorded a showing during their first 28 days. A listing without an early showing is outside this measure, even though its experience may be especially relevant to a seller. The source also does not publish the eligible sample size with these exports. Scheduled showings are events, not unique buyers, and repeat visits can occur.

Does fewer showings mean homes became easier to sell?

Not necessarily. Douglas County's median fell from 12 to 10 while accepted contracts declined 21.7%. Lower showing and timing medians can coexist with weaker overall contract volume because the metrics summarize different populations. The study cannot establish that pricing, marketing or buyer behavior caused the change without listing-level records.

What should a seller monitor instead of a target number?

Monitor the quality and pattern of response: whether qualified buyers return, whether feedback repeats, whether similar homes secure contracts, and whether new competition changes the choice set. Combine that with actual days on market and price history. The county median offers a reference point, but a useful decision depends on the home's price, condition, location and buyer pool.
