How Can I Build a Down-Payment Plan for a Denver-Area Home?
What does this mean for my decision?
Review savings, eligible assistance and any intended family support separately. NAR’s national data show different mixes among successful young buyers; they do not determine which option is available or appropriate for you.

Start with the cash needed for the whole transaction
A down payment is only one use of purchase cash. Include closing costs, reserves and work the property may need. The report’s5% and 20% calculations make the price-related amount visible, but neither percentage is a recommendation.
Ask a lender to compare the actual loan options and payment components. A smaller down payment can make the initial cash hurdle smaller while changing the loan balance and other expenses.

Ask about assistance before assuming the terms
The national cohort table shows that community and government assistance is a meaningful reported funding source. It does not identify local program rules, awards, application capacity or the financing terms associated with assistance.
Use the current program documentation and an approved lender’s explanation for those details. Ask whether any assistance must be repaid, what conditions apply and how the complete loan compares with alternatives. This article makes no eligibility or award claim.
Treat family support as its own planning question
If family help is part of the plan, clarify the intended amount and arrangement early with the lender and relevant advisers. Do not assume an informal transfer will be treated the same way as another funding source.
The 16%-versus 26% finding is a national share comparison, not evidence that Denver Gen Z buyers lack family support. It is useful because it encourages an open question rather than an assumption about a buyer’s circumstances.

Match the funding plan to the property search
Share your realistic purchase cash and recurring budget with Rick, along with the areas and property types you are considering. The current property comparison should use the loan and funding plan you can actually pursue.
If the search includes attached housing, request the appropriate condo or townhouse data. The local table here is single-family only and cannot establish the affordability of every housing option in the seven counties.
What evidence supports this guide?
The supporting report contains the source tables, calculation assumptions and limitations. NAR findings describe national surveyed groups; local figures cover September 2026 single-family residences in Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas and Jefferson counties. Illustrative rates and budgets are stated assumptions. Use the report to understand the tradeoff, then verify the inputs for the home and decision you are considering.
