Should a Denver Seller Build a Strategy Around International Buyers?

What does this mean for my decision?

The national data support investigating the segment, but they do not establish Denver demand. Five leading states accounted for 59% of NAR’s measured international purchases in April 2025–March 2026. A Denver-area seller should ask for evidence of likely buyers for the actual property before building a strategy around this audience.

How can I use these findings?

Discuss the property’s potential buyer uses, distinctive features and evidence from relevant transactions with Rick. Ask which parts of the marketing plan are supported by local interest and which are broader exposure choices. The national 48% cash share describes international buyers in a separate survey; it cannot establish the cash mix for your listing. Similarly, the implied average spending is higher than the reported median, so it should not be treated as the budget of a typical international buyer.

Why are the implied average and median different?

Our original division of total dollar volume by property count produces an approximate implied average. Both inputs are rounded NAR report totals, so this is not a more precise transaction-level mean. The average exceeds the median by about 45.2%, consistent with a price distribution influenced by higher-value purchases.

A median and average describe different aspects of a distribution. The gap does not establish that a typical foreign buyer paid a45.2% premium to a comparable domestic buyer.

What does destination concentration imply?

The five listed states sum to 59% of national foreign purchases; the 41% complement covers every other state and the District of Columbia combined. Colorado is not listed among these five, but the complement cannot be assigned to Colorado or Denver.

There is no seven-county international-buyer count in our local source snapshot. The national findings are market context, not evidence that a Denver listing has foreign demand.

How does the local price benchmark differ?

The seven-county single-family medians range from$500,000 to$838,864, above the reported international national median. That comparison joins different property populations and periods, so it is not an affordability ranking or proof of a local international luxury segment.
