Should I Expect International Buyers for My Denver-Area Property?

What does this mean for my decision?

Treat international demand as a property-specific question. NAR’s national transactions are concentrated in other leading destinations, and this research does not measure foreign buyer activity in greater Denver.

Use the national figures to understand the segment

The international report measures a defined group of foreign clients during a12-month period. Its all-cash share and price statistics can explain why the segment receives attention, but the sample is different from the primary-residence buyer profile.

Avoid turning those national percentages into a forecast for a particular Denver property. The research deliberately keeps the populations and periods separate.

Ask for evidence of interest in the actual property

For a seller, discuss who the property could serve and the evidence supporting that positioning. Distinctive features, location and comparable transactions matter more than a generalized assumption that an expensive home will attract foreign buyers.

Ask how marketing will present the property’s factual strengths and how interest will be evaluated. The destination concentration table cannot identify who will inquire, tour or make an offer.

Do not confuse average spending with a typical buyer budget

The implied average calculated in the report is above the reported median. That difference is a distribution finding, not the amount every international buyer is prepared to spend.

For an investor, underwrite the actual rent and ownership expenses independently of the nationality of a hypothetical future buyer. No property-level return or exit demand is established here.

Connect the broad context with local evidence

Bring Rick the property, your intended use and the decision you are evaluating. A local comparison can assess current competition and relevant transactions without pretending that the national international-buyer shares are local measurements.

The supporting report provides the original calculations and the exact national source period. That makes it possible to use the context while keeping the unmeasured Denver question visible.

What evidence supports this guide?

The supporting report contains the source tables, calculation assumptions and limitations. NAR findings describe national surveyed groups; local figures cover September 2026 single-family residences in Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas and Jefferson counties. Illustrative rates and budgets are stated assumptions. Use the report to understand the tradeoff, then verify the inputs for the home and decision you are considering.
