Denver Homes Sell Near Asking Even as Four County Price Medians Fall

County median closing-to-list ratios ranged from 98.8% to 100.0% in August 2026.

Data period: August 2026. Geography: Adams, Arapahoe, Broomfield, Denver, Douglas and Jefferson counties; Boulder is separate where stated in the edition..

How to use this measure

For buyers: Check a home price history, concessions and comparable sales because a county near-asking median does not set an offer.

For sellers: Compare original price, reductions, accepted offer and concessions; the ratio does not measure net proceeds.

Method and limits

The August 2026 edition uses REcolorado / InfoSparks monthly county exports and documents its calculations and source vintage.

Descriptive aggregate research only: not an appraisal, forecast, causal conclusion, statistical-significance test or substitute for property-level due diligence. Later source revisions can change history.
